How often does it happen that you see something hit the market, you call up your agent only to find out that it has already been rented?
The answer in Northern Virginia is that it doesn’t happen that often that the property hits the market and it gone the same day; however, with my listing at 5500 Holmes Run Parkway in Place One, a precious, light, bright luxury condo in the heart of Alexandria, I had just put the lock box on, and we had an application in less than an hour later! Seriously. That is the power of good marketing, a client who has put their work in to make a property “sing”, by which, it was pristine in cleanliness, brand new flooring, fresh paint and super-clean and ready for someone to hop right into and call home.
The interesting thing is that there are two other properties in the same exact building, which are larger, and on higher floors which have been on the market for over 100 days… poor marketing, maybe? I am still one to say that I want scratch and sniff listings- maybe there is an issue there with cleanliness and the move-in-ready feel of the other properties that allows them to laze on the market for months, while this other, smaller unit, which was priced only $100 less flew off the market. Situs, or location, location, location got us there, but these other units had that, too. What sold this unit? Was it the cute and smartly phrased marketing plan? Was it the hard work the owner put in to make the unit dreamy on the inside? I say yes to both.
