When should I start looking for a place?
So, It is mid-Spring right now, and your lease isn’t up until September? Should you be out and about every weekend looking at houses? Chances are, no.
Going to a few open houses here and there, and scouting the idea neighborhood, and getting the feel for when you want to live, absolutely. Step 1, make sure you have your ace team in place, the people who are going to give you money( the lender) and your realtor, who will expertly navigate you through the process, and know the neighborhoods as well as what is happening in the market and how to score you your dream home, especially in a challenging market.
When you know your budget, and area, and have addressed your timelines, your agent will work with you on a strategy to back you into the home timeline. Generally right now, we’re seeing rent backs for most sellers. So, a September lease end for you could mean a mid July settlement so you’ll be moving in on time and not having to pay double rent/ mortgage. Start looking actively in May/ June. Find neighborhoods you like now, and get the dialogues going with your ace team to position you for success asap.
