Is it best to sell a home while my tenant lives in it, or when they have vacated it?
We always suggest having a home vacated of the tenant prior to listing it for sale, or even for rent, should it be a rental listing, for a couple of reasons. 1, tenants generally do not have the same goal as the seller. The seller wants to sell the property. The tenant wants to live with quiet enjoyment of the property, and understandably so, so the goals are not in alignment.
Tenants, although not always the case, do not always have the property show ready, and if you’re wanting to sell or even rent the property, you want it to show immaculately.
We suggest a vacant home ready to either sell or re-let so that it is less invasive to the tenant(s) and you have a better showing experience for the potential buyer or new tenant.
