Yes.
Look at fair market- what people are willing to pay
market expectation- what you want
Market reality- what you receive and what the sale creates based on market demand
In my nearing 20 years of experience, a low ball offer has never worked. Need to come from a place of understanding the market, the needs to both parties, and coming to a place of acceptance. Be able to be based in reality, and logic, not emotion.
