Is now the right time to sell?
“How is the market?” is generally the first question folks perk up with when they discover that I am in real estate. The answer, thank goodness, in our market is that buyers are still buying and sellers have had the luxury of being in a seller’s market, especially in the Arlington and Falls Church markets. This is where we have had limited inventory.
A side note straight from the Northern Virginia Association of Realtors: According to NVAR CEO Ryan Conrad, our region’s level average and median December sales price still portend a bright future for our local real estate market. “Our industry experts expect that the 30 year fixed-rate will increase to 4.4 percent in 2017 and 4.8 percent in 2018, which is great for prospective buyers,” said Conrad. “The best news is that home prices nationally are expected to rise 3.9 this year and 3.2 percent next year. With home values rising and the promise of solid economic growth, we have a possible multiplier effect for our region’s economy.”
Know your timeline
Of course, your timeline and what is important for when you need to get your home sold to move on to your next chapter factors into these things, but it is important to understand how many other homes are on the market within your price point. As we move closer to the late Winter, early Spring, we’ll see more homes come on the market, and even though there will likely be more buyers, this does not mean we will drive your price up.
The right time to sell is when you need to sell. The right time to sell is when you can price your home at the market price that will drive interest and when the home will show well and you can give access to the property.
