Gen’s Winter 2014 NoVa Market Update
First of all, I want to take a moment to thank each and every single one of you for your friendship, partnership, patronage and support. I get to do what I love because of people like you, and for that, I thank you. I wish you and yours a very happy, healthy and prosperous New Year.
With that, it is about time for that year end review of what happened throughout 2014. Yep. Not but a few more hours to savor of this roller coaster year of 2014 that we have experienced here in Northern Virginia Real Estate. From the Snow that just kept on falling-falling-falling, that created the frenzy for buyers who were all bidding on the same homes in the early to mid Springtime. Then came Summer, where were still experiencing that lower inventory and strong buyer traffic. When late Summer to mid-Fall came around, we still had those buyers, but the sellers who had missed the Spring market had all decided to chase the prices, and all of a sudden, we had a influx of listings, chasing the Spring/Summer prices. We started to see a lag in days on market, prices started to decline. Interest rates remain low, and buyers are still buying here in the Winter. Case Schiller just put out their projections for an anticipated strong entry into the 2015 market, and interest rates are anticipated to start climbing up into the second and third quarter of 2015. They also noted in the Case Schiller index a 1.1% pending home sale decline since November. Typically, we see a slower market around the “holiday season” and this can be seen as typical. Right now, what I know, is that I have buyers still needing to buy, and sellers still needing to sell.

I wanted to be the first to share with you that after I changed brokerages to Real Living | At Home, a Berkshire Hathaway Affiliated Company, we acquired Arbour Realty. It is really wonderful and exciting news, because since it was my role to head up the flagship Virginia office, based in Arlington, we ended up getting the “old crew” all back together! It’s going to be an amazing experience, and imagine… the service that I already provide… only amplified even stronger with more for my clients! Wowzahs!

We are excited to announce that Genevieve Concannon is the newest preferred realtor at Arlington Community Federal Credit Union! The partnership will allow Credit Union Members to utilize Gen’s Northern Virginia Real Estate knowledge and expertise to have a seamless real estate transaction!
This year, right after her 2nd Annual Spring Cleaning Extravaganza, benefit for the Nauck Community Services Center and the Salvation Army, Gen put together a Tree Canopy Initiative for the Nauck Community in May. The Nauck Civic Association, in conjunction with the Arlingtonians for a Clean Environment and The Arlington Tree Stewards worked with Gen to inform residents about the free large tree canopy trees. The trees will be delivered and installed in late Fall.
Next up, in the Fall, the 2nd Annual Pumpkin Carving Contest with Gen made possible through the fun of multiple family participants and RGS Arlington, the lucky Jundt Family of Chantilly won a brand new ipad mini! FUN!
Gen has been working hard to bring more amazing programming to the AFAC group and will be keeping you posted on the Art+Pints benefit that she, Marina Ospina and The Sweet Root Village team will be planning soon for a February event… more details to come!
